A. Front yard setbacks shall be measured from the front property line unless the improved street extends into the property, in which case the front yard setback shall be measured from the improved street line.

B. For downslope lots whose average slope exceeds thirty percent as measured within the first forty feet below the improved street line to the habitable structure, the front yard setback for those structures shall be measured from the upslope improved street line, provided however, that a fifteen-foot minimum setback from the improved street line is maintained, and no portion of the habitable structure crosses the upslope property line.
