A. A nonconforming structure may be repaired or otherwise maintained or portions thereof replaced in order to keep the structure in good condition.

B. A nonconforming structure may be enlarged, extended to occupy a greater volume of space or different area of land than is occupied at the time it first became nonconforming, or its exterior design altered, where such enlargement, alteration or extension conforms in its entirety to all current laws and regulations, so long as the total floor area added during any ten year period does not exceed fifty percent of the existing gross floor area of the building.

C. If a nonconforming structure is, without connivance of the owner, destroyed by fire, explosion or other casualty or act of God, to any extent, it may be repaired, restored, or replaced, but not enlarged or extended to occupy a greater or different area of land than it occupied at the time it was destroyed, so long as the work commences within eighteen months of the date of the destruction.
