A. Required yards shall be measured from and parallel to the front, side or rear property line, as appropriate to the measurement, to the nearest point of a structure on the parcel. No building, accessory building, or other structure, or portion thereof (including roof overhangs), shall be constructed in any yard or between the street line and the setback line within such lot, except as is expressly provided in this Chapter. Carports and garages, in addition to observing the variable setback requirements for the particular residential zone, shall in every case be at least twenty feet distant at all points from the improved street line on the opposite side of the street from the lot.

B. On a site which is not rectangular, or approximately rectangular, in shape, required yards shall be determined by the Director of Planning and Building, subject to appeal to the Planning Commission.

C. In any residential zone, if the improved curbline is at least ten feet away at all points from the front property line, the setback distance specified below shall be reduced by five feet.

D. In the R-1L zone, when a rear or side property line is located in the water, setbacks shall be measured from and parallel to the edge of the water as measured at summer-level high tide. (Ord. 2016-4 § 3, 2016; Ord. 2013-2 § 24, 2013; Ord. 92-8 § 6, 1992; Ord. 89-1 § 1, 1989.)
