Lot coverage in the C-1 zone shall be fifty percent, excluding all outdoor decks, garden shelters, walks, arbors, and off-street parking spaces, whether covered or enclosed or uncovered. In addition, the total floor area of all existing and proposed buildings and structures shall not exceed the total lot area (a floor area ratio of one to one). (Ord. 89-1 § 1, 1989.)
