“Lot area” means the total area within the lot lines of any lot, including all portions of such lot in yards or between street lines and setback lines, excluding any portion of a lot serving as a public or private street or alley, or road, or common service drive; and further excluding any portion of a lot abutting on a street or alley which at the time of determination of the lot area of such lot is paved for any purpose other than exclusively for private purpose; and in the R-1L zone, further excluding any area which is underwater at summer-level high tide.
